These Terms & Conditions govern the use of this website and the booking of accommodation services provided by Ototo Luxury Living. By accessing this website or completing a booking, you agree to be bound by these Terms & Conditions.
All bookings are subject to availability and confirmation. A booking is considered confirmed only after the guest receives written confirmation via email or through the booking platform used.
The person making the booking must be at least 18 years old and is responsible for providing accurate and complete information.
All prices are displayed in EUR unless otherwise stated. Rates may vary depending on season, availability, and length of stay.
Payment terms depend on the booking channel used (direct booking or third-party platforms such as Booking.com). Any additional charges will be clearly communicated prior to confirmation.
Cancellation and modification policies depend on the selected rate plan and booking platform. Guests are advised to carefully review the cancellation policy at the time of booking.
Ototo Luxury Living reserves the right to cancel a booking in exceptional circumstances (e.g. force majeure, technical issues), in which case a full refund will be provided.

Early check-in or late check-out may be available upon request and subject to availability and additional charges.
Guests are expected to:
Respect the property, furnishings, and equipment
Comply with house rules provided before or during the stay
Avoid excessive noise or behavior that may disturb other guests or neighbors
Any damage caused during the stay may be charged to the guest.
The accommodation is intended for residential use only. Parties, events, or commercial use are not permitted unless explicitly agreed in writing.
The maximum occupancy must not be exceeded.
Ototo Luxury Living is not liable for loss, theft, or damage to personal belongings during the stay, except where required by law.
Guests are responsible for their personal safety and belongings at all times.
Bookings made through third-party platforms (e.g. Booking.com) are also subject to the terms and conditions of those platforms. In case of conflict, the platform’s policies may apply.
Personal data provided during booking or website use is processed in accordance with our Privacy Policy and applicable data protection laws.

These Terms & Conditions are governed by and interpreted in accordance with the laws of Greece. Any disputes shall be subject to the exclusive jurisdiction of the Greek courts.
